New Construction Does Not Fix the Ground

What is the issue is that the house sits on a slab, and that slab sits on Gulf Coast clay that expands and contracts through the year. Water lines cast under concrete abrade where they touch it. Drain lines lose grade as the ground shifts and develop a belly that collects solids and clogs repeatedly. Homeowners in newer subdivisions are consistently surprised by this, and the surprise is understandable. The plumbing did not fail. The ground moved, and the plumbing was in the way. The other thing rapid new construction produces is installation defects that take a few years to show. A drain roughed in slightly off grade, backfill that was not compacted properly, a vent that is marginal. Those present later as recurring problems that look like bad luck. Weather reaches new construction the same as old. Harvey and Imelda both put water across Chambers County, and Uri split exposed supply lines here in 2021 in houses that were only a few years old at the time.
Growth, Rebuild and Mixed Systems
Mont Belvieu has grown quickly and unevenly, which produces a mix within a small area. New subdivisions with modern everything. Older in-town property with much older plumbing. Rural land outside the developed core, some of it on wells and septic. That means the useful first question is what kind of property we are coming to. A slow drain in a five year old subdivision house and a slow drain on a septic system three miles away are different diagnoses that happen to sound identical on the phone. On septic, the problem may be the tank or the field rather than the line. On a well, a pressure complaint may be the pump. Say so when you call and the visit goes better.

For an overnight emergency, a plumber based in Baytown or nearer will get there before we do. We would rather say that plainly than take the call and leave you waiting.
